Job Overview:

The Director of Real Estate is a key member of the Real Estate & Construction team. The position is responsible for new, relocation, renewal and expansion programs and all associated transaction management (from LOI to Lease) throughout the US and Canada. Responsible for engaging business partners across the organization in both the US and Canada, with frequent and clear stakeholder communications. The Director must have an eye for detail and the ability to adapt to new and changing situations.


What You Will Do:

• Assists in developing comprehensive real estate strategy in conjunction with Operations and Finance partners

• Partners with cross-functional teams to identify areas of opportunity for new locations and re locations

• Partners with Operations to drive development needs in their respective markets, including development and maintaining of portfolio asset review process. 

• Works with and manages broker network to assist in the location and negotiation of specific sites. 

• Negotiates business terms to include economic and site data such as rent/lease terms, condition of location, landlord contributions, landlord’s work with a strategic mindset around lease terms.

• Negotiates renewals with a drive to reduce costs and tenant obligations

• Assists Operations in the preparation of packages and summaries for Real Estate Committee.  

• Coordinates and partners with design and construction to execute end to end opening. 

• Effectively engages, communicates and works with business partners to seek agreement with multiple stakeholders in order to influence and drive shared positive results across the organization 

• Establish partnerships with the VP’s of Operations and Division Leader as well as each Hospital Director (and team) to ensure effective communication for new locations, relocations and renewals, understanding the individual requirements of each.


Who You Are:

• Minimum 12+ years’ experience in retail and/or hospital real estate in the US and Canada.

• Extensive market and real estate knowledge with a proven track record of negotiating deals and understanding complex leases and corresponding terms

• Extensive knowledge and experience of real estate site acquisitions and pipeline process

• Thorough knowledge and experience with negotiation strategies and techniques

• Strong industry reputation with a track record of building relationships with real estate brokers, developers and landlords

• Demonstrated ability to delivery high quality results

• Successful track record of collaboration with different business functions to achieve goals and experience working successfully in a matrix organization

• Bachelor’s degree required

• Sound understanding of a P&L and driver 



FLSA Classification: Exempt

The base salary range for this full-time position is $170,000-$220,000 annually. Our salary ranges are primarily determined by role, level, and location. The range provided for each job posting reflects the minimum and maximum target salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
